How our pricing works

Our pricing is based on average room sizes, not time.

Most homes fall neatly into standard categories, which keeps things fair and predictable.

In some cases, prices may be adjusted slightly for larger-than-average rooms, L-shaped or open-plan spaces, or where heavier soiling requires additional treatment. Any
variation is always confirmed with you before work begins.

Bedroom carpet cleaning

Small or box bedroom: from £40
Standard or double bedroom: from £50
Large or master bedroom: from £60

Each clean includes deep hot water extraction, spot and stain pre-treatment, and fibre-safe cleaning solutions to protect your carpets while delivering a thorough result.

Living room / Lounge and Dining room cleaning

Standard lounge: from £65
Dining room: from £60

Large areas (approx. 16m²+) are assessed individually for accurate pricing.

This includes deep extraction cleaning, focused treatment on high-traffic areas, and an odour-neutralising rinse to leave your space fresh and clean.

Stairs, hallways & landings

Stairs: from £40
Landing: from £20
Hallway: from £20

These areas can be added individually or as part of a larger booking.

Rug cleaning

We also clean rugs using professional hot water extraction, with care taken to suit the material and construction.

Pricing is based on size and type of rug, with most standard rugs falling within the ranges below:

Small rug (e.g. bedside / entrance): from £20
Medium rug (e.g. living room rug): from £30
Large rug: from £40

All rug cleaning includes deep cleaning, stain pre-treatment, and a freshening rinse. Some delicate or specialist rugs (such as certain wool, silk, or handwoven pieces) are not suitable for in-home extraction cleaning. In these cases, we’ll always advise
honestly and, where appropriate, can recommend a specialist rug cleaning service.

All upholstery cleaning is carried out using appropriate, fabric-safe methods to achieve
the best possible results.

Specialist treatments (if required)

For issues such as pet odours or heavy soiling, additional treatments may be recommended.

We’ll always assess this on arrival and confirm any costs before starting.

Minimum booking

We operate a minimum booking value of £50. This allows us to maintain reliable scheduling, professional equipment standards, and consistent service across Dunfermline and the wider Fife area.
